Why do I need a building report?
You have viewed the property and want to put an offer in. Knowing as much as you can about the condition of the property before you buy will help you avoid problems and potentially expensive repairs down the track. The best way of doing this is to get a pre-purchase property inspection report – commonly known as a building inspection.
A pre-purchase building inspection report is an account of the condition of a property. It will tell you about any significant building defects or problems such as drainage issues, internal condition & defects, safety hazards or a faulty/leaky roof to name a few. It is usually carried out before you exchange sale contracts so you can identify any problems with the property which, if left unchecked, could prove costly to repair.
If you find some problems with the property you would like to buy, and still want to buy it. Knowing about the defects may give you leverage on the purchase price.
Any noticeable termite damage will also be noted. But we highly recommend a Pre Purchase Timber pest report be carried out. (Termite inspection). This can also be done at the same time as the building report, saving you money by purchasing both reports together.
